Overview of Restrictions:
 

Single family homes only

True off-frame modular costruction permitted - no doublewides or mobiles

Two story maximum (excluding basement)

No lot may be subdivided

First story must contain a minimum of 1275 heated, finished space (not including porches, garage, breezeways, etc.)

Developer reserves the right to approve exterior finish of homes including porches, decks and finish of foundations and exposed basements. Homes must have attractive, appropriate porches or decks. Detached garages, guesthouses, garden structures must be in harmony with the main dwelling and approved by the developer.

Clearcutting of trees is forbidden beyond 20 feet from the foundation of the residence. Developer and landscape architect will determine necessary "vista pruning" to enhance views and remove dead or hazardous trees.
